Definition
Individuals who examine copies of records such as mortgages, liens, judgments, easements, vital statistics and plat and map books to determine ownership and legal restrictions and to verify legal descriptions of property for law firms, real estate agencies or title insurance companies. They may copy or summarize recorded documents such as mortgages, trust deeds and contracts affecting the condition of title to property; analyze restrictions; and prepare a report outlining the restrictions and actions that are required to clear title. When working for a title insurance company, they prepare and issue policies that guarantee the legality of particular titles.
